10 artist impressionsWhy buyers take it
44 storeys. Height is what puts a unit above the surrounding roofline. On a tower this tall the upper bands get an outlook that the lower ones do not, so the floor you are offered matters as much as the layout.
Held on a residential title. Assessment and utility tariffs follow the residential schedule rather than the commercial one. On a monthly bill that gap is real, and a lot of new stock cannot offer it.
Completion set for 2030. A published target gives the liquidated damages clause in the sale and purchase agreement something to bite on. Ask for the date in the agreement, which is the one that counts.
Exsim Group has 26 other projects listed here. A developer with completed stock nearby can be checked rather than taken on trust. Visit an older one, look at the common areas and ask the residents how handover went.
Why some walk away
It is not built yet. What you are buying is a drawing and a delivery date. Completion is set for 2030, and dates set by developers move. Read the sale and purchase agreement on the liquidated damages clause, not the brochure.
No facility list is on record here. Ask for one in writing. What is shared decides a good part of the monthly charge, and a render of a pool is not a commitment to build one.
25 homes to a floor. That is a long corridor and a lot of doors between the lift and yours. If you have lived somewhere with eight or ten to a level, walk the corridor before you decide.
Leasehold. The lease runs down, extending it costs money, and a sale needs state consent, which takes time. Ask for the remaining term in writing — it matters more to a bank than to a brochure.
About 408 homes to the acre. Dense by any measure. It shows up in the lift wait, the car park ramp at 8am and how busy the pool is on a Sunday — none of it fixable later.

About The Celestz
The Celestz continues what The Asteriaz started. Having established its Johor Bahru presence with a landmark flagship tower, Exsim returns to the same Kebun Teh enclave with a second phase — a taller, denser and more layout-diverse development aimed at a broader spread of buyers. At 44 storeys, it stands as one of the more prominent residential addresses in central Johor Bahru, with upper floors commanding open views over the JB cityscape, Danga Bay and the Straits of Johor beyond.
The development is planned for comfortable daily living rather than sheer density. With 735 units across 44 floors, roughly 25 homes sit on each level, served by a generous 7+1 lift core — an unusually strong lift-to-unit ratio for a tower of this size, and a detail that matters far more in daily life than most buyers realise. Completion is targeted for 2030.
Layouts span 581 to 915 sq ft across one- to three-bedroom configurations, giving singles, couples and small families a genuine choice within one address. As a leasehold development on residential title, The Celestz is positioned for owner-occupiers who want a modern, well-managed home in an established part of the city rather than an outlying township still finding its feet.
### Unit Types

The compact 1+1 layout suits singles and professionals who want a flexible extra room for a study or guest space, while the 753 sq ft two-bedroom and 915 sq ft three-bedroom homes step up for couples and families. All sit within the 581–915 sq ft band, keeping the tower focused on efficient, liveable city homes.

Location & Connectivity
Kebun Teh is a prime residential and mixed-use enclave in central Johor Bahru, well positioned for city living and cross-border commuting:
- Johor Bahru City Centre — approximately 5–10 minutes’ drive- JB CIQ / Singapore Causeway — approximately 10–15 minutes- Danga Bay — approximately 5–10 minutes, JB’s premier waterfront district- Johor Bahru City Square — approximately 10 minutes- Eastern Dispersal Link (EDL) — rapid highway connectivity across eastern JB
Being this close to both the city core and the Causeway is the point: residents can reach JB’s commercial centre in minutes, and the Singapore checkpoint in a quarter of an hour, without living on the fringe of either.

Living in Kebun Teh, Johor Bahru
Part of The Celestz’s appeal is Kebun Teh itself. It sits in the established heart of Johor Bahru rather than on its expanding edges — close to the old city core with its heritage hawker streets along Jalan Wong Ah Fook, minutes from the Danga Bay waterfront, and within easy reach of the malls, hospitals and international schools that anchor daily life in JB. Johor Bahru’s transformation over the past decade has been driven by its proximity to Singapore, and Kebun Teh sits comfortably inside that pull: close enough to the CIQ for daily commuters, but genuinely part of the city rather than a dormitory suburb. For buyers, that combination of an established address and cross-border access is exactly what makes a well-located tower here worth watching.
Reading the RTS Link and the JS-SEZ Honestly
Every Johor Bahru listing now mentions the RTS Link. Fewer explain what it does, and fewer still admit which addresses it does not transform. Here is the version worth having before deciding anything.
**The facts.** The RTS Link opens in January 2027. It is a 4 km rail crossing from Bukit Chagar to Woodlands North, five minutes end to end, with immigration for both countries cleared at the departure station so a passenger queues once instead of twice. Capacity is 10,000 an hour each direction. About 40,000 riders a day are expected at opening, with roughly 140,000 planned for later.
**Who it is genuinely for.** The daily cross-border workforce — Malaysians employed in Singapore who currently lose one to two hours each way on the causeway. For them the RTS is the difference between a commute that dictates the shape of the day and one that does not. Secondary users are Singaporeans coming north for weekends, medical and dental appointments, and family, which supports Johor Bahru retail and services rather than housing demand directly.
**What The Celestz is and is not.** Kebun Teh is roughly ten to fifteen minutes from the CIQ by road, which makes this a drive-to-the-crossing address, not a walk-to-the-station one. If the requirement is stepping out of the lobby onto the RTS platform, this is the wrong project and there are better-suited ones nearer Bukit Chagar. What Kebun Teh offers instead is an established residential pocket with schools, food and daily amenities already in place, at a distance from the border that still works for someone crossing a few times a week rather than five days a week.
**The part most listings leave out: the jobs are inland.** Since the Johor–Singapore Special Economic Zone was signed in January 2025, Johor has become Malaysia’s largest data centre cluster with more than 50 facilities, and it attracted RM91.1 billion of approved capital in the first nine months of 2025 — the highest of any state — with about RM68 billion of that inside the zone. Microsoft has acquired land at Sedenak Tech Park West and Bridge Data Centres has secured 400MW of power there. Foreign companies qualifying under the zone are taxed at 5%.
**Why that matters to a buyer here.** Those facilities sit toward Sedenak and Kulai, away from the border entirely, and they employ engineers, operations and facilities staff, and long-stay contractors during build-out. That workforce needs a home on the highway network with amenities nearby — not a seat next to a border crossing. It is a slower, less headline-grabbing source of demand than the RTS, and for a project positioned where this one is, it is arguably the more relevant of the two.
Developer Background
The Celestz is developed by Exsim Group, one of Malaysia’s most recognisable design-led developers, known for distinctive high-rise serviced suite and condominium projects in premium addresses. Its portfolio spans Branniganz Suites in Bukit Bintang, Noordinz Suites in George Town, Phoeniz Suites at KLCC, Erinaz Suites in Kubang Kerian and The Lighthauz in Gelugor. The group entered Johor Bahru with The Asteriaz at Kebun Teh; The Celestz is the second phase of that commitment, applying the same design standards and build quality to a larger, taller tower on the same established doorstep.
