What is DSR?

Debt service ratio is the share of your net monthly income already going to loan repayments. Banks add the instalment on the new loan to your existing commitments and divide by net income.

What DSR will a Malaysian bank accept?

It varies by bank and by income band. Many approve comfortably below 60%, tighten between 60% and 70%, and decline above 70%. Higher earners are sometimes allowed more room.

Which commitments count?

Car loans, personal loans, existing home loans, credit card minimums and study loans all count. Banks read them from your CCRIS record, so leaving one out of the sum does not help.

How do I bring my DSR down?

Settle or reduce short-term commitments before applying, lengthen the tenure on the new loan, buy at a lower price, or apply jointly so both incomes count.
