MyPropertyHub is run by Nick Lim Kee Foong, a registered Malaysian real estate negotiator, REN 44288. Every enquiry on this site goes to him, not to a call centre and not to a lead pool sold on to several agencies.
What this site is
A catalogue of new launch and current residential projects in Malaysia —280 of them, across 12 states and 67 areas. Each project page carries the unit mix, built-up ranges, tenure, land title, developer, completion date and the floor plans we hold, laid out the same way every time so two projects can actually be compared.
There is no form on this site and no newsletter. If a page is useful, the next step is a WhatsApp message, and the reply comes from a person with a registration number attached to their name.
Where the facts come from, and what that means
Everything on a project page is read off developer materials: brochures, e-pamphlets, price lists and the drawings themselves. Unit counts, built-ups, distances and completion dates are as published by the developer or its appointed agents. None of it is independently verified, and every project page says so in plain words rather than in a footnote.
Where a figure is missing, the page leaves it out instead of guessing. A floor plan that does not print its own type letter is numbered rather than matched to a unit table by position, because that guess is wrong often enough to matter. Prices, where shown, are the developer's indicative starting figure for the smallest layout and move with each release.
How the representation works
On a new launch, the developer pays the representative's commission when a sale completes. A buyer pays the developer's price either way, so having someone on your side of the table costs nothing and changes what you get asked before you sign — which floor, which facing, what the monthly charge is likely to be, and what the liquidated damages clause actually says.
What that buys you here: the full price list rather than a "from" figure, the real availability rather than the launch-day chart, and an honest answer about the projects that would not suit you. Every project page on this site carries a "why some walk away" section for the same reason.
