The bands are marginal. On a RM600,000 purchase the first RM100,000 is charged at 1%, the next RM400,000 at 2%, and only the last RM100,000 at 3%.

How is stamp duty calculated in Malaysia?

Stamp duty on the transfer of ownership is tiered: 1% on the first RM100,000, 2% from RM100,001 to RM500,000, 3% from RM500,001 to RM1,000,000, and 4% on anything above RM1,000,000. Each band applies only to the portion of the price inside it.

Is there stamp duty on the loan as well?

Yes. The loan agreement carries its own stamp duty of 0.5% of the loan amount, separate from the duty on the transfer.

Do first-time buyers get an exemption?

Exemptions for first-time buyers and for certain price ranges are announced in the national budget and change from year to year. Check the current position with your lawyer before budgeting, since an exemption can remove the transfer duty entirely.

When is stamp duty paid?

It falls due when the sale and purchase agreement and the loan documents are stamped, which the conveyancing lawyer handles shortly after signing.
