Johor Bahru: thirty projects, and nearly thirty thousand homes between them

The thirty developments tracked in Johor Bahru hold roughly 29,500 homes. Eleven of them have more than a thousand units each, and the two largest developments anywhere on this site — Causewayz Square at 4,500 and R&F Princess Cove at 3,472 in its first phase alone — are both here. Before anything else about layout or finish, understand what that volume means for you.

The eleven that hold more than a thousand homes each

Note how similar the size bands are. Four of these start at 506 sq ft and top out between 883 and 1,152. When you come to let or sell, that is who you are competing with — not the block next door, but thousands of near-identical units handing over in the same two or three years.

What volume does to a buyer

Supply on this scale is the reason Johor Bahru entry prices are low: KSL Austin Legacy publishes a start of RM289,500, which is the third-cheapest published start on this site nationally. Mandolin Residences starts at RM383,000, Amberwood at RM402,000, Ponderosa Regency at RM405,000 and R&F Princess Cove at RM430,000.

It is also the reason you should plan your exit before you sign. Ask the agent a direct question: how many units of this size are completing within two kilometres in the same year? If they cannot answer it, that is itself informative.

None of this makes Johor Bahru a poor purchase. It makes it a market where the building you choose matters less than the specific unit, the specific floor and the price you pay relative to the thousands beside you.

Eight different title descriptions in thirty listings

Johor Bahru has the most varied land-title picture on this site. Twelve of the thirty are on a commercial title held under the Housing Development Act, seven on a residential title, five on a strata title, three described as serviced apartment (one of those noting it is sold under Schedule H), one on an individual title and one plainly commercial.

And one is different again: Macrolink Medini is held on a private lease convertible to freehold, which is the Medini regime rather than an ordinary title. If you are looking at anything in Medini, get the lease terms, the conversion mechanism and any conditions attached to foreign ownership explained by your own lawyer rather than by the sales gallery.

Nineteen of the thirty are freehold, two freehold on a strata title, eight leasehold.

Five are finished, so use them

Botanika, Elysia Park Residence, KSL Bukit Gemilang, Macrolink Medini and Southern Marina Residences are all complete — Southern Marina since 2018 and Macrolink Medini since 2020.

In a market with this much forthcoming supply, a building that has already been through a handover and a few years of management is the most useful research available. Go and see what the maintenance charge settled at, how full it is, and what the rental market actually pays.

Density, and the two ends of it

Floor plates here run high: The Asteriaz, The Celestz and Majestic Gen Sphere all state twenty-five homes to a floor, Ponderosa Regency twenty-three, Calia and Majestics Gen Rise twenty-two, Aethera Residence and Ceros twenty-one.

At the other end, Monterra runs six to a floor, R&F Princess Cove seven to nine, Southern Marina eight, and Aliva ten. Botanika and Elysia Park, both already built, run twelve.

Twenty-five doors to a corridor is not unusual for a compact-unit product and it is what makes the price work. Just know which one you are buying, and ask for the lift count on your own tower rather than for the development.

Two count completion from your signature

KSL Lakeview states 60 months from the sale and purchase agreement and KSL Austin Legacy targets five years from the same point. M Grand Minori states no completion date on this site at all.

Five years from your own signature is a long exposure. Read the delivery period clause and the late-delivery compensation in the agreement, and ask what stage the site is physically at today.

Before you book here

  • Ask how many units of your size complete within two kilometres in your handover year. That is your competition.
  • Visit one of the five finished buildings before buying anything unbuilt.
  • Establish the exact land title. Eight different descriptions appear across thirty listings here.
  • In Medini, have the private-lease and conversion terms explained by your own lawyer.
  • Where completion is counted in months from the SPA, get the delivery period and compensation clause in writing.
