Eight towers in Bukit Jalil, and the number that tells them apart
Every project here sells the same neighbourhood — the park, the stadium, Pavilion, the golf course. None of that separates one tower from the next. What does is how many front doors share your corridor, and on this list that runs from six to sixteen.
Homes per floor, as the developers state it
This is the figure to compare, because it is quoted per tower and per floor, so it means the same thing on every brochure. Six homes to a level is a short corridor. Sixteen is a long one, with a lot of doors between the lift and yours.

Why there is no lift ratio in that table
The obvious next figure is homes per lift, and it is the one number here you should not work out from a brochure. The lift count a developer prints is normally per tower, not for the whole development — Ayanna Residence states it plainly, three passenger lifts plus one service lift in each of its two towers. Divide a development's total homes by a per-tower lift count and you get a number three times too harsh, or too kind, depending on which way the error runs.
So ask two questions instead of doing the sum: how many lifts serve my tower, and how many homes are in that tower. Those two numbers together are the morning wait. Nothing on a floor plan tells you, and nothing about it can be changed after the building is up.
Then visit at 8am on a weekday rather than at noon on a Saturday, and take the lift from the car park level you would actually park on.
Four of the eight are by one developer
Exsim Group is building The Kingswoodz, The Queenswoodz, The Vividz and Veladaz Residence — half the current pipeline in one neighbourhood, with overlapping completion dates between 2027 and 2029.
For a buyer that cuts two ways. In your favour: a developer with four towers in one place has a reputation to protect there, and you can walk an earlier one before committing. Against you: when you come to sell, the buyer looking at your unit is also looking at three other towers with a similar product from the same builder, and possibly at unsold stock in the newest of them.
The other four are by Berjaya Land (Oaka), Malton (Park Green), Chin Hin (Ayanna) and Gaya Kuasa (REN).
Tenure and title are not the same question
Five of the eight are leasehold, three freehold — Ayanna Residence, Oaka Residence and Park Green. On the leasehold ones, ask for the remaining term in writing rather than the label.
Separately, three sit on a commercial title held under the Housing Development Act — Park Green, The Vividz and Veladaz. That combination protects the purchase and raises the running cost, and the two halves are worth reading separately before you budget.
Sizes, and who each tower is for
Built-ups across the eight run from 474 sq ft to 1,905 sq ft. The two ends are different products: The Kingswoodz (474 – 904) and The Vividz (484 – 915) are compact stock aimed at first buyers and tenants near the universities, while Park Green (1,201 – 1,905) and Ayanna (1,155 – 1,859) are family-sized.
Six of the eight publish an indicative starting price on this site, from RM446,400 to RM1,200,000. That range is not a market spread so much as a product spread — the cheapest and the dearest are not competing for the same buyer.
What the area gives all eight equally
Pavilion Bukit Jalil, Bukit Jalil Recreational Park, the National Stadium, Bukit Jalil Golf & Country Resort, Tzu Chi International School, the International Medical University and Taylor's University all appear across these listings. So does LRT Alam Sutera, quoted at 1.5 km by Ayanna, and the Sri Petaling line more generally.
Because every project shares those anchors, none of them is a reason to pick one tower over another. Use the list to decide whether Bukit Jalil suits you at all — then use the table above to choose which building.

- Ask how many lifts serve your tower, and how many homes are in that tower — not the development total.
- Ask what the monthly charge per square foot is expected to be. A 1,500-home development and a 350-home one fund very different budgets.
- On the leasehold projects, ask for the remaining term; on the commercial-title ones, ask which tariff schedule applies.
- If you are buying into the Exsim cluster, ask how many units remain unsold in the sibling towers. That is your competition at resale.
- Visit at 8am, and park where you would actually park.
