Puchong is four towns, and nobody tells you which one you are in

An address that says Puchong tells you almost nothing. Bandar Kinrara, Pusat Bandar Puchong, Bandar Puchong Jaya and Bandar Bukit Puchong are separate neighbourhoods with different stations, different traffic and different products. The five launches tracked here sit in four of them.

The five, by which Puchong they are actually in

Three freehold, two leasehold. The freehold ones are not clustered in one part of Puchong and the leasehold ones in another — Bandar Kinrara happens to hold both freehold projects, but Bandar Bukit Puchong is freehold too and sits at the other end of the district.

Two of the five quote the walk in metres. That is unusual, and you should hold them to it

Almost every high-rise in the Klang Valley claims to be near a station. Two here name a figure. Avantro Residence states 180 metres to BK5 LRT station. Trinity Rainfora states about 400 metres, under a covered walkway, to the same station.

Four hundred metres under cover and four hundred metres in the sun are different products, and in this climate the cover is the part that decides whether the train gets used in March. A stated distance is checkable, so check it — walk it once, at the time of day you would actually be walking it, from the block you would actually live in rather than from the sales gallery.

Danau Puchong is positioned between the IOI Puchong Jaya and Pusat Bandar Puchong stations rather than beside either. The other two make no station claim at all: Erica Residence is landed and car-based, and The Wyn Residences sits in Bandar Puchong Jaya on the LDP.

The product range here is wider than the area name suggests

At one end, Erica Residence is 68 three-storey semi-detached houses on freehold residential title, built-ups of 3,399 sq ft on lots of 2,450 to 2,800 sq ft. Sixty-eight units is the entire scheme. At the other, The Wyn Residences is 1,546 homes in three 56-storey towers, built from two layouts only, 700 and 850 sq ft.

These are not competing products in any meaningful sense, and the gap between them is why a single Puchong price per square foot is not a useful number. Between the ends sit Danau Puchong (566 – 999 sq ft), Trinity Rainfora (739 – 1,184) and Avantro Residence (872 – 1,206).

Three of the five publish an indicative starting price on this site: The Wyn from RM486,000, Trinity Rainfora from RM568,000, Avantro Residence from RM664,000.

Two of them hold a commercial title

Avantro Residence and The Wyn Residences both carry a commercial title held under the Housing Development Act. The licence protects the purchase; the zoning is what the local authority and the utility companies read when they set your monthly bill.

Danau Puchong is a serviced apartment restricted to residential use, and Erica Residence holds an ordinary residential title. Ask the developer which tariff schedule applies before you budget the running cost, and get the answer in writing.

Corridor length, where it is stated

Danau Puchong puts ten homes on a floor with four lifts in each of its two 32-storey towers. Avantro Residence runs nine to eleven a floor depending on the tower. The Wyn Residences runs thirteen in Tower A and ten in Towers B and C, with four passenger lifts plus a service lift per tower.

Read those lift counts carefully: each is stated for one tower, not for the development, which is the usual convention and the usual source of confusion. A three-tower project with four lifts per tower has twelve, and a buyer who divides 1,546 by four has invented a building that does not exist.

What Puchong gives all of them

IOI Mall Puchong, Setia Walk, Columbia Asia Hospital Puchong, the LDP and KESAS, and onward reach to Sunway Pyramid and Cyberjaya appear across these listings. Bandar Kinrara adds the Kinrara Golf Club and KPJ Ambulatory Care Centre within roughly two kilometres, and puts Bukit Jalil within a single ride on the Sri Petaling line.

Because those are shared, they are a reason to buy in Puchong rather than a reason to pick one project. The neighbourhood, the tenure and the station distance are what separate the five.

Before you book here

  • Establish which Puchong you are in. Bandar Kinrara and Bandar Bukit Puchong are a different commute from each other, whatever the postcode says.
  • If a walking distance is quoted, walk it — from your block, at your hour, and note whether it is covered.
  • On the two commercial-title projects, ask which assessment and utility schedule applies.
  • Get two figures for the specific tower you are booking in: its lift count and its unit count. Those two are the morning wait.
  • Erica Residence completes in 2026 and the rest between 2027 and 2028. If you need somewhere to live rather than something to wait for, that narrows the list to one.
