Cyberjaya has no small apartment, and that is the whole point
Across this site, roughly two in three projects offer something under 958 sq ft. Neither of the two in Cyberjaya does. They start at 958 and 1,233 sq ft, three bedrooms minimum, both freehold, both on a residential title. That combination is rare enough to be the reason you would look here at all.
The two, and what they have in common
Both are freehold. Both sit on a residential title. Both are beside water — Myra Cove on 11.7 acres by the lake, Sanderling directly on the Lakefront township lake with a 15-acre facilities podium shared with the rest of that township.
There is no studio, no one-bedroom and no two-bedroom on either list. If you are buying to let to a single tenant, this is the wrong town on this site.

The residential title is the part worth understanding
Most new high-rises in the Klang Valley are sold on a commercial title held under the Housing Development Act. The Act protects the purchase either way; the title decides the tariff. On a commercial title, assessment and in many cases electricity and water follow the commercial schedule, and that difference is charged every month for as long as you own the property.
Both Cyberjaya projects are on a residential title, so electricity, water, quit rent, assessment and Indah Water are billed at residential rates. Across the whole site only sixty projects are freehold and on a residential title. Two of them are here.
Ask the developer to confirm the title on the sale and purchase agreement rather than taking it from a brochure, and ask what the expected monthly charge per square foot is — on a 1,233 sq ft floor plate that number matters more than it does on a 600 sq ft one.
Who a three-bedroom minimum is for
A development with no unit under 958 sq ft has decided who lives there before you arrive. It is families and people who intend to occupy rather than flip, which shows up in how full the car park is on a weekday and how the facilities get used.
The trade is liquidity. A compact unit in an established area has a deeper pool of buyers and tenants than a three-bedroom in a town still filling out, so plan on holding rather than on a quick exit. That is a fair trade if you are going to live in it; it is a poor one if you are not.
What is published, and what is not
Myra Cove states completion in October 2028 and publishes an indicative start of RM521,300, which is a notable number against a 1,233 sq ft entry plan. Sanderling publishes neither a completion date nor a price on this site.
That gap is itself something to ask about. A development without a stated delivery date on the material you have been given is a development where you need the sale and purchase agreement in front of you before anything else — the delivery period and the late-delivery compensation are in there, and nowhere else.
The layouts are unusually detailed for this size band
Myra Cove runs twelve plan variants off a small number of shapes. The entry plan, T2 at 1,233 sq ft, puts living and dining on one span onto the balcony and gives the kitchen a proper yard behind it rather than a washing machine in the bathroom. T2G and T2GA are the ground-related versions of the same plan, and T2GA adds a 330 sq ft terrace — a third of the indoor area again.
Sanderling runs eleven, from 958 sq ft three-bedrooms up to 1,711 sq ft, including 1,324 sq ft 3+1 layouts. At this size band the question is not how many bedrooms fit but where the yard, the store and the second bathroom sit, so compare the plans rather than the headline count.
Before you book here
- Confirm the title on the SPA, not the brochure, and ask which tariff schedule the utilities will apply.
- Ask for the monthly charge per square foot. On a 1,233 sq ft home a small rate difference is a large annual one.
- On Sanderling, get the delivery period and the late-delivery clause in writing before anything else.
- At Myra Cove, establish which of the twelve plan variants you are actually being sold, and whether it is a ground-related one.
- Be honest about the holding period. A three-bedroom in a town still filling out is a live-in purchase, not a quick one.
