Taman Desa: residential title and the largest layouts in the city

Taman Desa is an established residential pocket rather than a new township, and the difference shows in what is being built: fewer projects, much larger layouts, and land titled residential rather than commercial — which is not the norm for new stock this close to the city.

Residential title is the quiet advantage

Where the city centre builds on commercial land, the projects here are on residential title. Assessment rates and utility tariffs then follow the residential schedule, which is the cheaper of the two, and that difference lands on your bill every month for as long as you hold the unit.

It is a small line on a brochure and a real number over ten years. It is also the reason a per-square-foot comparison against a city-centre tower is not comparing like with like.

What is being built

Four projects, all high-rise, from 27 to 66 storeys. Built-ups run from 706 sq ft to 3,800 sq ft — the upper end is larger than almost anything else on this site outside a landed scheme, and it is aimed squarely at families trading up rather than at first-time buyers.

Completion dates run from 2025 to 2029. Three are leasehold and one is freehold.

A car-first location, honestly

The anchors quoted here are Old Klang Road, Mid Valley Megamall, the KL–Seremban and Federal highways, and the New Pantai Expressway. The city centre and Bangsar are a short drive rather than a walk.

There is no rail station in Taman Desa itself. If a commute by MRT or LRT matters to you, budget the drive or the ride to the nearest station as part of it, and test that leg at the hour you would actually travel.

The trade for that is what people move here for: an established neighbourhood with mature trees, schools and a food scene, instead of a township waiting for its first tenants.

Before you book here

  • Confirm the land title on the specific project — the residential title is the norm here, not a guarantee.
  • On the larger layouts, ask what the monthly charge per square foot is. A 3,000 sq ft unit pays for every one of those feet, every month.
  • Ask how many homes share a lift, and whether the bigger layouts sit in their own core.
  • Test the drive to your office and to the nearest station at peak hour.
  • Ask the remaining lease term in writing on the leasehold projects.
