Mont Kiara: three listings, two buildings, three titles

What is actually on sale

The first two share a building, a site and a completion date. The third is a different proposition on a different street.

“Commercial under HDA” and “commercial” are not the same thing

The Arte Solaris residences are sold on a commercial title held under the Housing Development Act. The Act is what gives you the statutory sale and purchase agreement, the stakeholder account your money is paid into, a defined delivery period and compensation if that date slips.

The office suites on Levels 1 to 23 are on a commercial title without that. They are an office product, sized 477 to 964 sq ft, and the protections a homebuyer assumes are in place do not automatically apply. If you are shown a unit in this tower, establish which half of the building it is in before you discuss anything else, and read what the agreement actually is.

Both halves are leasehold. On the residential half, ask for the remaining term in writing.

Papyrus North Kiara has decided who lives there

There is no studio, no one-bedroom and no two-bedroom at Papyrus North Kiara. Every residence is four or five bedrooms, from 1,141 sq ft up to 5,523 sq ft, across two 38-storey towers on 4.5 acres. It is freehold on a residential title, which means utilities, quit rent and assessment are billed at residential rates rather than commercial ones.

That is the opposite end of the market from 477 sq ft office suites in the same neighbourhood, and it is a useful reminder that “Mont Kiara” on a listing tells you the postcode and nothing about the product.

What the address gives you

Solaris Mont Kiara, Publika Shopping Gallery, Arte Mont Kiara, MITEC, MATRADE and KL Metropolis all sit within reach of the Arte Solaris site, which is described as the last prime parcel in Solaris. Papyrus sits on Jalan Dutamas Raya on the North Kiara side.

Those anchors are shared, so they are a reason to consider the area rather than a reason to pick a listing. Title, size band and which half of a building you are in are what separate these three.

Before you book here

• In Arte Solaris, establish first whether the unit is a residence or an office suite, and which title and agreement come with it.
• On the residential half, ask for the remaining leasehold term in writing.
• At Papyrus, check which of the four- and five-bedroom layouts you are being sold — the range runs to 5,523 sq ft and the monthly charge scales with it.
• Ask the expected monthly charge per square foot on every one of them, and compare on that basis rather than on the headline price.
