Sri Petaling: all three freehold, and no two aimed at the same buyer
Freehold is not the default in Kuala Lumpur, and all three launches tracked here hold it. What separates them is not tenure but who they were drawn for: one is 1,150 homes of nothing but three-bedrooms, one is 661 larger three- and four-bedrooms at eight to a floor, and one is 456 compact suites.
The three, and who each is for
Aster Hill sells three-bedroom layouts and nothing else, across two 32-storey towers on 4.72 acres, with an indicative start of RM500,000. Aurum Residence is the larger-format neighbour at 42 storeys. Aurum Business Suites is a single 49-storey tower of one- and two-bedroom units.

Eighteen to a floor, or eight
Aster Hill puts eighteen homes on a level with five passenger lifts plus a service lift. Aurum Residence puts eight. That is the difference between a long corridor and a short one, and between a lobby that fills at eight in the morning and one that does not.
Neither number is wrong on its own — a larger development spreads the monthly charge further and usually buys a longer facilities list. But it is fixed at construction, so ask for the floor plate and the lift count for your own tower before the finishes win you over.
Two of them share a developer and compete with nobody
Amber Homes is building both Aurum projects. Unlike most same-developer clusters, these two are not competing: 1,071 to 1,260 sq ft three- and four-bedrooms on one side, 516 to 679 sq ft one- and two-bedrooms on the other. A buyer looking at one is not really looking at the other.
That matters at resale, because your competition is the other stock at your size, not the tower next door with a different product in it.
One of them does not publish a completion date
Aurum Business Suites is stated for 2029 and Aster Hill for Q1 2027. Aurum Residence publishes no completion date on this site at all.
Treat that as a question rather than a detail. The delivery period and the late-delivery compensation live in the sale and purchase agreement, and on a project where the date has not been put in writing anywhere you have seen, that document is the only place to find it.
The address, and the neighbour that supplies it
Sri Petaling LRT station, the Sri Petaling commercial and food streets, Endah Parade, the KESAS and Maju expressways all appear on these listings — and so do Pavilion Bukit Jalil and the Bukit Jalil National Sports Complex, which are in the next district.
That is worth noticing: a good deal of what is sold as Sri Petaling's lifestyle is actually Bukit Jalil's, one stop down the line. If those anchors are why you are buying, compare what is on offer at the source too.
