The three

Two of the three are freehold on a residential title — Tangen Residences and IJM Stellaris. Arunya is leasehold on a commercial title held under the HDA.

Use the finished one

A completed building answers questions a show unit cannot. Go at eight on a weekday and watch the lifts: Arunya runs eleven homes to a floor in Tower A and nine in Tower B, with three passenger lifts plus a service lift, across 36 and 35 levels. Look at how the common corridors have worn in a year, how full the car park is, and what the management charge actually turned out to be.

None of that transfers to the other two directly, but it calibrates you. A buyer who has seen one finished building in an area asks much better questions in the next sales gallery.

Tangen counts the parking bays, which almost nobody does

Tangen Residences is one 49-storey tower of 413 homes on 2.8 acres, eight to ten to a floor, and every unit is stated to come with two to three side-by-side parking bays. In a city where a large unit routinely comes with two tandem bays — one car behind the other, so somebody moves theirs every morning — side-by-side is a specific and checkable claim.

Ask for it on the floor plan and in the agreement, and ask whether the bays are titled with the unit or allocated by the management. Those are different things when you come to sell.

IJM Stellaris is the big one, and the furthest out

IJM Stellaris holds 1,143 homes across two 37-storey towers on 5.78 acres, as the concluding phase of the established Riana Dutamas township. The floor plates differ sharply between towers — fifteen homes a floor in Tower A against twenty-two in Tower B, with four lifts and six respectively — so the tower matters as much as the unit.

Completion is stated for Q3 2029. On a build that long, the delivery period clause and the late-delivery compensation in the sale and purchase agreement are the parts to read, and the phase you are buying into is worth establishing on a township that is already part-built.

• Visit Arunya first, even if you are not buying it. A finished building in the same area is free calibration.
• Ask which tower at IJM Stellaris — fifteen to a floor and twenty-two to a floor are different buildings to live in.
• At Tangen, get the parking allocation in writing, and establish whether the bays are side-by-side and titled with the unit.
• On the two freehold projects, confirm the residential title on the agreement; on Arunya, ask for the remaining leasehold term.
