Why buyers take it
8 homes to a floor. A short plate means a short corridor, fewer doors between the lift and yours, and neighbours you will actually recognise. It is decided by the floor plan and cannot be changed afterwards.
Completion set for September 2028. A published target gives the liquidated damages clause in the sale and purchase agreement something to bite on. Ask for the date in the agreement, which is the one that counts.
Held on a residential title. Assessment and utility tariffs follow the residential schedule rather than the commercial one. On a monthly bill that gap is real, and a lot of new stock cannot offer it.
Layouts running to 4 bedrooms. Family-sized stock is a smaller pool than studios and twos, which cuts both ways: fewer competing units when you sell, and fewer comparables when a bank values it.
Nothing smaller than 1,156 sq ft. The smallest layout here is larger than most new stock's largest. Floor area is the one thing a renovation cannot add, and it is what decides whether a third bedroom is a room or a study.

It is not built yet. What you are buying is a drawing and a delivery date. Completion is set for September 2028, and dates set by developers move. Read the sale and purchase agreement on the liquidated damages clause, not the brochure.

- The plan gives the master suite an extra door from the foyer, plus a counter with sink and hob next to its bathroom. Bedroom 1, furthest along, carries the second en-suite.
- Pick differently if
- Type A or B (1,156 sq ft, 3+1) suits those happy with three bedrooms and a utility room. Type D (1,518 sq ft, 4+1) adds a fourth bathroom; Type C lacks a utility room.
- Check before you book
- According to the key plans, all Type C homes, units 02 and 07, look towards Taman Desa rather than the city. If a KL skyline view matters, check the facing of your unit first.
