Subang Jaya is a finished city, so what is on sale here is not land but timing and precinct. Three of the four tracked launches hand over inside 2027. The fourth is targeted at the first quarter of 2031. Those are not the same purchase, and the brochures make them look identical.
The four, in the order you would get the keys
Three freehold, one leasehold. Note that the leasehold one is also the earliest and the cheapest to enter, which is the usual shape of that trade rather than a coincidence.

What a 2031 completion actually asks of you
SCP Westfield Residences is targeted at Q1 2031. From today that is more than five years of paying progressively on something you cannot live in or let out, and a delivery date that is a developer's target rather than a promise. Over that span the things that make the sums work — your income, the interest rate, the rules on financing — all get a chance to move.
That is not a reason to avoid it. A long build is how you buy into a site that is already built out around you, and the payment schedule is spread rather than front-loaded. But it is a different product from a 2027 handover, and the questions are different: what does the sale and purchase agreement say about the delivery period and the compensation if it slips, and what is the released phase rather than the whole master plan.
If you need somewhere to live rather than something to wait for, the 2027 three are the list, and even those are two years out.
Each one sits inside a different development, not just an address
Amika Residences is inside Tropicana Metropark, on the Federal Highway corridor. Colonial Infinite is inside Edumetro, an education-led township, and is built as a car-lite product. SCP Westfield Residences is in USJ 1 and states 180 metres to the South Quay BRT station. Alora Residences sits in Subang Jaya proper.
The practical consequence is that your neighbours, your entrance road and your shared facilities are set by the master plan you are buying into, not by the postcode. Spend the visit in the precinct rather than in the gallery, and on a project inside a larger scheme, establish which phases are occupied today and which are still drawings.
The smallest one is a different product entirely
Colonial Infinite is 261 homes in a twelve-storey block, 474 to 508 sq ft, with an indicative start of RM253,000. Twelve storeys and 261 doors is closer to an apartment building than to the towers around it, and the size band points at students and single tenants near Edumetro rather than at families.
The other three run larger: Alora Residences 568 to 1,042 sq ft, SCP Westfield 550 to 1,008, Amika Residences 883 to 1,227. Amika has no unit under 883 sq ft, which makes it the one on this list aimed squarely at families rather than at the rental market.
Homes per floor, where the developers state it
Amika Residences runs eight homes a floor in Tower A and nine in Tower B, across 35 storeys — the shortest corridors on this list. Alora Residences runs fifteen in Tower A and ten in Tower B over 43 storeys, so the two towers are not the same building to live in and you should ask which one your unit is in before anything else. SCP Westfield runs thirteen a floor with five lifts over 44 storeys.
Every lift figure quoted on this list belongs to one tower. Treat it that way: the pairing that decides your morning is your own tower's lifts against your own tower's doors, and no arithmetic on the development total will produce it.
Two of the four share a developer
Avaland is building both Alora Residences and Amika Residences, completing one quarter apart. They are aimed at different buyers — Alora starts at 568 sq ft, Amika at 883 — so they compete less directly than two similar towers would. Colonial Infinite is by HCK Capital Group and SCP Westfield Residences by SCP Property.

- On a long build, read the delivery period clause and the compensation for late delivery, and ask which phase you are buying.

- Ask what is already built and occupied in the surrounding master plan, and what is not.
- Where a station is named with a figure, go and time the route yourself on a weekday morning.
