What completes in 2029, 2030 and 2031

Sixty-six of the projects on this site are dated 2029 or later: 45 in 2029, 18 in 2030, three in 2031. Buying that far ahead is a different transaction from buying something topping out next year, and the paperwork is where the difference lives.

Why a five-year date is not one date

A brochure date and a contract date are different things. The statutory sale and purchase agreement under the Housing Development Act sets the delivery period from the date of the agreement — not from launch, not from the date printed on the marketing material — and attaches liquidated damages if it is missed.

Some projects do not publish a fixed year at all. Where a developer states a period from a licence or from signing rather than a calendar date, this site leaves the completion field empty rather than converting it into a year that looks firmer than it is.

Ask for the date in the agreement, and read the liquidated damages clause. On a 2031 completion that clause is the only date with teeth.

What buying five years out actually changes

  • Your loan is not drawn down at once — progress billing follows construction, so the instalment starts small and grows.
  • The show unit is the only version you will see for years. Check the specification list in the agreement, not the finishes in the gallery.
  • The neighbourhood will change around the site. Ask what has planning approval on the land next to it.
  • The defect liability period starts at handover, five years from now, not at purchase.
  • Your own plans have to survive the wait. A layout that suits you today may not suit the household you will have in 2031.

Do developers hit these dates?

Sometimes, and dates set by developers do move. The figure that matters is the one in the sale and purchase agreement, which is the one the liquidated damages clause is written against.

When do I start paying instalments on an off-plan purchase?

Progress billing follows construction stages, so the loan is drawn down over the build and the instalment grows as more of it is released. Your bank can show the schedule for the specific project.
