It is already built. Nothing here is a rendering. You can walk the corridor, ride the lift at 8am, see how the finishes have aged and meet the neighbours — none of which is available on an off-plan purchase.

Botanika, Tebrau Coast, Johor Bahru: we would point most families to Type B. It puts three bedrooms alongside three bathrooms within 1,200 sq ft, 74 sq ft over Type C, with a living-room balcony and walk-in wardrobe. An A-type (1,488 sq ft) is only needed if you want a separate studio with bathroom.

- Six out of twelve units per Tower B floor are Type B, giving the widest choice of stacks and views. The master sits by itself across the living room from bedrooms 2 and 3.
- Pick differently if
- Type C1 (1,126 sq ft) offers three bedrooms in less space and a balcony from the master, while Type A3b (1,488 sq ft) gives the studio layout plus a living-room balcony.
