This is a landed township, not a high-rise, and two things separate it from the rest of the Johor terrace market at this size.

The first is the **architecture**. M Tiara uses a modernised colonial treatment — steep gables, arched first-floor windows, white-and-charcoal facades — rather than the flat-fronted terrace that most schemes of this scale default to. It is a genuine visual difference on a street where everything else looks the same.

The second is **lot width**. The terraces here sit on 22-foot lots and the cluster houses on 32-foot lots. Malaysian terraces are commonly built to 20 feet, so an extra two feet across the front is a wider living and dining span, not a rounding error — and the 32-foot cluster product gives open ground on two sides rather than one.

Around **9 acres** of the 75-acre site is kept as landscaped open space, threaded with sheltered plazas, playgrounds, family areas, outdoor gyms, bicycle trails and boardwalks. The whole scheme is gated and guarded through a single controlled entrance.

Skudai sits on the western side of Johor Bahru, along the **Jalan Skudai** corridor running from the city out towards Gelang Patah and the Second Link. It is one of the older established suburbs in the conurbation — **Universiti Teknologi Malaysia**, **Taman Universiti** and a long-settled commercial belt are all here — so the amenities around it are already built rather than promised.

M Tiara is at **Lima Kedai**, off Jalan Skudai and close to the **Skudai-Pontian Highway**. **Bukit Indah** and **AEON Mall Bukit Indah** are a short drive east, **Paradigm Mall Johor Bahru** is on the same corridor, and the **Malaysia-Singapore Second Link** is roughly 22 km away.

**Senai International Airport** and the North-South Expressway are reached through the Senai interchanges, and Johor Bahru city centre and the Causeway are on the eastern end of the same corridor.

That matters for a buyer choosing between here and the newer Iskandar fringes: Skudai is a working suburb with its schools, groceries and malls already in place, not a scheme waiting for its surroundings to catch up.

M Tiara is developed by **Mah Sing Group**, one of Malaysia’s larger listed property developers, through **Venice View Development Sdn Bhd** (711563-V). The developer licence covering the scheme runs to July 2032, and the approving authority is Majlis Bandaraya Iskandar Puteri.

On a township released in parcels, the thing worth checking is not the brand but the sequence. Earlier parcels here are further along than the ones now on sale, so you can see delivered work on the same site. Walk the completed streets, look at the road levels, drainage and the guardhouse, and read the delivery clause in the sale and purchase agreement rather than the launch material.

**Is M Tiara freehold or leasehold?** Freehold. Mah Sing’s statutory advertising disclosure records the tenure of land as freehold for every parcel in the scheme.
