Bayan Lepas: three of the four are finished, and you should go and look
Most areas on this site are lists of things that do not exist yet. Bayan Lepas is not: Casa Rica, Valencia Residence and Goodwood Residence are all complete, leaving one project still to be delivered. That makes it the easiest district in Penang to shop honestly, and it also holds the widest density gap on the island — four homes a floor against twenty-eight.
The four
All four are freehold. Casa Rica is the only landed scheme on Penang island tracked on this site — 22 two-storey semi-detached homes at Setia Greens, Sungai Ara, on an 11-acre township by S P Setia.

Four homes a floor, or twenty-eight
Valencia Residence is 64 homes in one 22-storey tower on a single acre, four to a floor, at 2,110 to 2,670 sq ft. Goodwood Residence runs ten to a floor across 260 homes above eight ground-floor shop lots. Queens Residences 3 runs twenty-eight to a floor across 532 homes, with eight passenger lifts and two service lifts.
Twenty-eight to a floor is not a criticism — it is what makes a 950 sq ft unit at that address possible, and the lift provision is sized for it. But it is a different daily experience from a four-door corridor, and it is the single largest difference between these buildings.
Use the finished ones properly
Three completed buildings in one district is an unusual amount of evidence. Go on a weekday, look at the car park at the hour you would come home, ask a resident what the maintenance charge actually is, and look at how the common corridors and the lift lobbies have worn.
Queens Residences 3 also has an advantage most launches do not: Queens Residences 1 and 2 are already standing next door in the same Queens Waterfront precinct, by the same developer. You can walk the finished neighbours of the thing you are being sold, which is about as close to a preview as a new launch gets.
What the district is for
The Bayan Lepas Free Industrial Zone, Penang International Airport, Queensbay Mall, the Second Penang Bridge, Setia Spice, Bukit Jambul Country Club and the hospitals at Pantai Mutiara appear across these listings. This is the island's employment end, and a large share of the demand here is people who work in the zone or at the airport.
That shapes what sells: two-bedroom-plus and three-bedroom stock at Queens Residences 3 and Goodwood, against the much larger Valencia and Casa Rica layouts aimed at families who have already settled.

- Visit at least one of the three completed developments, whichever you intend to buy.
- At Queens Residences 3, walk Q1 and Q2 next door first.
- Ask homes per floor and the lift count — four and twenty-eight are both on this list.
- If you work in the free industrial zone, drive the commute at shift-change time rather than at noon.
- On the landed option, check what remains to be built out across the 11-acre township.
