Alila 2 is the control sample
Alila 2 by the Hunza Group holds 270 homes across towers of 33 and 34 floors on 9.8 acres, five to a floor, with three passenger lifts and one service lift, car parking on Levels 1 to 7 and the facilities deck on Level 8. It obtained its certificate of completion at the end of 2017.
A building that has been occupied for eight years answers the question the other two can only promise: whether five to a floor actually feels different, how a 9.8-acre site wears, what the charge settled at. Walk it before you decide the newer towers are worth their premium — or before you decide they are not.
Two very different unit mixes
Waterstone on Jalan Loh Poh Heng is 365 homes across two 39-storey towers on about 2.4 acres, six to a floor with five lifts, at 1,334 to 2,152 sq ft, three and four bedrooms, from RM1,200,000. It is a single-purpose family product.
Blossom Suites is the opposite: 402 homes across two 41-storey blocks on 2.625 acres, at 506 to 2,852 sq ft and one to three bedrooms. That is a 5.6-fold spread inside one development, so “Blossom Suites” on a listing tells you very little — ask which layout, on which block, and check the floor plate for that stack rather than the headline seven a floor.
The coast between Gurney and Batu Ferringhi
Tanjung Bungah sits on the stretch between George Town's Gurney seafront and the Batu Ferringhi beach strip, with Straits Quay and Pulau Tikus in between. It is a commute into George Town rather than part of it, and the road along the coast is the only way in and out.
If you have not driven it at eight in the morning, do that before anything else. The low densities on this page are the reason people want to live here; the single coastal road is the reason some of them leave.
