Homes per floor, as each developer states it

Read the table as two products rather than six competitors. The top three are family-sized homes at low density; the bottom two are compact serviced suites at high density; TwinStar sits between them with a single 900 sq ft three-bedroom layout repeated 586 times.

What thirty-eight to a floor actually means

Noordinz Suites puts 603 homes into a 29-storey tower on 1.90 acres, at twenty-four to thirty-eight units a level, served by six lifts plus a service lift. Its units run 377 to 603 sq ft. That is a rental product, and the density is the reason it can be priced as one.

At the other end, Alton Skyvillas holds 161 homes over 29 storeys with residences from Level 9 up, eight to a floor with three lifts, at 1,132 to 2,672 sq ft. Lumina Residence runs nine to a floor across two 44-storey towers with four lifts.

Neither approach is wrong, but they are not alternatives. Work out which one you are shopping for before you compare anything else, because a 377 sq ft suite and a 2,672 sq ft home are only in the same conversation because they share a postcode.

All freehold, but three different land titles

Alton Skyvillas, Lumina Residence and TwinStar are on a residential title. G'Vinton and Scott @ Logan are on a commercial title held under the Housing Development Act. Noordinz Suites is on a strata title.

The Act protects the purchase in each case where it applies; the title decides how assessment and, often, utilities are billed. On a compact unit that difference is small in absolute terms and large as a proportion of the monthly outgoing, so ask which schedule applies before you model the yield.

One of them is finished

Alton Skyvillas on Jalan Tengku in Jelutong is complete. It is the only finished building among the six, and at 161 homes it is also the smallest, which makes it a useful thing to walk through before committing to a 603-unit tower two kilometres away.

The rest run from Q3 2027 to an estimated Q2 2028. Scott @ Logan states its date as 48 months from the signing of the sale and purchase agreement, which means your handover is counted from your signature rather than from the launch.

Addresses, and what each is really selling

G'Vinton sits on Jalan Sultan Ahmad Shah, the seafront stretch long known locally as Millionaires Row, and starts at RM560,000. Lumina Residence is on Lebuhraya Pykett and starts at RM1,030,000. Scott @ Logan is at No. 15 Logan Road in the city centre. Alton Skyvillas and TwinStar are both in Jelutong, with the Jelutong Expressway and the Penang Bridge on the doorstep; TwinStar starts at RM438,000.

Loh Guan Lye Specialists Centre, Penang Adventist Hospital, Gurney Plaza, Komtar and Queensbay Mall appear across the listings. Those are shared, so use them to decide on George Town rather than on one tower.
