420 homes on 1.3 acres is about 323 units per acre. That is high, which is what buys the price point — expect the common areas to be busy at peak hours.

Lift provisioning is the number people notice daily and can never change afterwards: 20 units to a floor, with 5. That works out to roughly 84 homes per passenger lift, which is about the industry norm.

Car parking is Over 400 bays, on Levels 1 to 3. In a completed development this is one of the few things you cannot renegotiate afterwards, so check it against how many cars you actually run.

Completion is stated as 2028. Ask to see that date on the statutory panel rather than in the brochure headline, and hold the developer to the panel version.

Three types on a 20-unit floor plate, and the type you pick decides your view. Type A at 365 sq ft faces the convention centre; Type B at 611 sq ft takes the city and sunset side; Type C at 1,430 sq ft holds the sea-view end of the plate, one unit per floor. Type B is the one worth understanding: it is a dual key, meaning two lockable halves each with its own front door and bathroom off a shared living, dining and kitchen area. Two people can live independently in it, or a family can close off half. The developer has not released a Type C layout plan.

Q Suites sits on the old Kota Kinabalu Port site, on the waterfront strip between the international cruise terminal and the Sabah International Convention Centre. Those are not landmarks a few minutes away — the cruise terminal is 50 m from the tower and SICC is 150 m. Kota Kinabalu city centre is 2 km up the coastal highway and the airport 10 km down it.

The address is the last waterside plot of the Jesselton Quay masterplan, which SBC has been building out in phases since JQ Central opened. The piece that matters for daily life is The Quayside, a 400 m managed walkway of alfresco dining and retail on the 10-acre former port land, themed on Gaya Street and Shanghai’s Xintiandi. It is scheduled to open alongside Q Suites, so the tower is not being dropped into an empty site — it completes into a waterfront that is already partly built and already draws the cruise and convention crowds.
