Density is the number to look at first here. A 23-storey building in Seberang Perai would normally carry 300 to 500 units. Altus Residency carries **148**.

The arithmetic is visible in the floor plates. Levels 6 to 22 — seventeen floors — hold **eight units per floor**, which comes to 136 homes. The three private garden units sit on Level 5, next to the sky facilities podium. A 797 to 924 sq ft garden roughly doubles the usable area of a 1,300 sq ft apartment, and it is ground you can plant on rather than a balcony. That is a meaningful distinction from the serviced-apartment stock on commercial title that dominates new Penang launches: utility tariffs and assessment rates follow residential schedules, not commercial ones, and there is no lease clock.
