The Maxxon Residence

Two things define this project: it is a family-sized product, and it is purely residential. **The smallest unit is 1,000 sq ft with three bedrooms.** There are no studios and no one-bedroom units anywhere in the scheme. More than 60% of the units are Type B, a four-bedroom, 1,150 sq ft layout. That unit mix tells you who the project is designed for: households who need a real third and fourth bedroom, not a compact starter unit. **Residential title, not commercial.** Many high-rise launches around the Klang Valley are built on commercial land and sold as serviced apartments. The Maxxon is built on a residential title, so utilities are charged at residential rates for both electricity and water. The development is split into two towers. Tower A holds 446 units over 37 storeys, including the lower ground floors and the sky facilities floor. Tower B holds 370 units over 33 storeys. Each tower has three passenger lifts plus one service lift, and the main facility deck sits on Level 7 with a second set of facilities on the rooftop. Ceiling height inside the units is approximately 3.05 metres.

Bandar Damai Perdana is a mature township on the southern side of Cheras, between Bandar Tun Hussein Onn, Alam Damai and Balakong. The area already has established schools, shops and eateries, so daily needs do not depend on future development. **Highways:** Sungai Besi–Ulu Kelang Elevated Expressway (SUKE), Cheras–Kajang Highway, Kajang Dispersal Link Expressway (SILK), Sungai Besi Highway (BESRAYA), Maju Expressway (MEX), Middle Ring Road 2 (MRR2), East–West Link Expressway and the North–South Highway. **Shopping:** AEON BIG Tun Hussein Onn, The Mines Shopping Mall, AEON Mall Cheras Selatan, EkoCheras Mall, Cheras Leisure Mall, Cheras Sentral and IKON Connaught. **Schools:** SMK Bandar Damai Perdana, SMK Alam Damai, SK Alam Damai, SMK Bandar Tun Hussein Onn 2, SK Bandar Tun Hussein Onn 2, SJK (C) Balakong and SJK (C) Connaught 2. Kindergartens are available within Damai Perdana itself. **Universities and colleges:** UCSI University, UTAR Sungai Long, Universiti Putra Malaysia, Asia Pacific University (APU), Infrastructure University Kuala Lumpur and UNITEN. **Healthcare:** Columbia Asia Hospital Cheras, Pantai Hospital Cheras, Hospital UKM, Sungai Long Specialist Hospital and Serdang Hospital. **Recreation:** Alam Damai Recreation Park, Tasik Bandar Tun Hussein Onn, The Mines Golf Club and Sungai Long Golf & Country Club. There is no rail station inside Bandar Damai Perdana. Most residents here get around by car, which is one reason every unit comes with at least two car parks.

Hexxon (Hexxon Development Sdn Bhd) is a Cheras-based developer with a track record going back to 1995. Its earlier work is concentrated in Cheras and Kajang: Taman Emas Cheras, Kompleks Perhentian Kajang, Pusat Hentian Kajang, Taman Orkid in Batu 9 Cheras, sections of Bandar Mahkota Cheras, and Spring Villa. More recent projects include Damai Residence in Sungai Besi and The Maxxon Villa, a row of 50 three-storey terrace houses next to the condominium towers that has already sold out. The Maxxon Residence is the developer's largest high-rise project to date. Its building plans were approved by Majlis Perbandaran Kajang.
