The Selangor launches with no neighbours to compare against

The eight

Six of the eight are freehold. For context, only two of the twelve projects in Petaling Jaya are. Districts that were built later, or built further out, tend to carry freehold titles that the older inner suburbs do not.

One of them is finished, and that is worth a trip

Alstonia in Bukit Rahman Putra, Sungai Buloh, completed in 2023. It is two products on one gated hilltop site: a 23-storey condominium and 31 three-storey garden villas, with built-ups running 1,001 to 3,500 sq ft and three to six bedrooms.

A finished development lets you check the things a show unit hides — how the common areas have aged, what the management charge settled at, how full the car park is on a weekday. If you are shopping anywhere in this half of Selangor, it is free calibration even if you never buy there.

Amaya Residences makes a transit claim most projects cannot

Amaya Residences in Bandar Sri Damansara sits on top of a shopping mall and states a 320-metre covered bridge to the MRT station. Almost every transit-oriented project in the Klang Valley is near a station; very few are attached to one under cover.

That is a checkable claim, so check it. Walk the bridge, at the hour you would use it, from the lift lobby you would actually use. Two 68-storey towers hold 1,268 homes from 554 to 1,230 sq ft, on a commercial title held under the Housing Development Act, with completion stated for April 2029.

Three of the eight are houses, not apartments

Majestic Flora in Semenyih is 140 double-storey homes on a 10-acre freehold site, on 20 by 73 and 20 by 80 lots, with completion put at 36 months from the sale and purchase agreement rather than a calendar date. Jimbaran at Gaia Gardens in Rawang is the semi-detached phase of Setia Eco Templer: 32 homes on 32 by 80 lots with an approximate 2,780 sq ft built-up, four bedrooms, on a leasehold strata title.

Alstonia's 31 garden villas sit alongside its tower on the same gated site. On any landed purchase in a township phase, establish what is already built around your plot and what is still to come — the phase is the neighbourhood, and phases finish years apart.

The two in Cheras are the only pair here

Dedaun Residensi by UDA is a single 36-storey tower at Bandar Tun Hussein Onn on 5.619 acres, freehold on a residential title, with three-bedroom layouts at 850 and 1,160 sq ft and completion stated for April 2027. The Maxxon Residence by Hexxon is on a 9.625-acre hilltop site in Bandar Damai Perdana, two towers, freehold and also on a residential title, 1,000 to 1,779 sq ft, three to four-plus-one bedrooms, from RM530,000, for Q3 2028.

Both being on a residential title rather than a commercial one is the thing worth noting: utilities, quit rent and assessment follow residential rates, which is a monthly difference for as long as you own the place.

Two do not publish a completion date

Trinity Nordic in Seri Kembangan and Jimbaran at Gaia Gardens in Rawang state no completion date on this site, and Majestic Flora gives a period rather than a date. Trinity Nordic is freehold on a residential title, on 4.73 acres with 1.38 acres of facilities in four themed zones, 937 to 2,014 sq ft, three to five bedrooms, from RM576,888.

A missing date is not a red flag by itself — it is often simply not published yet. It is a question, and the answer belongs in the sale and purchase agreement, along with the late-delivery compensation. Ask for both before the booking fee, not after.

How to shop when there is nothing next door

• Compare against the nearest district that does have a cluster — Petaling Jaya, Puchong, Subang Jaya or Shah Alam — rather than against nothing.
• Compare the terms, not the marketing: tenure, land title, delivery period, late-delivery compensation, and the expected monthly charge per square foot.
• On a township phase, ask which phases are occupied today and which are still drawings.
• Visit Alstonia, or any finished building in the same half of the state, before you commit to one that is not built.
