Held on a residential title. Assessment and utility tariffs follow the residential schedule rather than the commercial one. On a monthly bill that gap is real, and a lot of new stock cannot offer it.

- Pick differently if
- An intermediate lot keeps four bedrooms, parking for two cars and a back yard of 24 to 27 ft on a frontage of 20 ft, without a garden at the side to maintain.
- Check before you book
- The outer edge of the end lot is drawn at a slant, so the side garden narrows or widens along the house. Ask for your lot's exact land area in writing before booking.
