In Kuantan the title line matters more than the price line
Fifteen projects are tracked in Kuantan and twelve of them are houses rather than apartments. Six carry a title recorded as Malay Reserved land. That is not a detail to check at the end — it determines whether you are eligible to buy at all, and who you will be able to sell to afterwards.
Six of the fifteen are on Malay Reserved land
Perumahan Seberang Baluk Aman, Taman Aneka Jaya 85, 88 and 89, Taman Johan 2 and Taman Balok Pantai all record their titles as residential on Malay Reserved land. Land gazetted under a state Malay Reservations Enactment may generally only be dealt with between Malays, so both your eligibility to buy and your future pool of buyers are set by that line.
Two others record an open title — Taman Mahkota and Taman Tas Perdana Phase 2 — which is the term used locally to say the restriction does not apply. The rest are recorded simply as residential or commercial.
This is published information, not a judgement about any scheme. The practical instruction is the same either way: before a booking fee changes hands, have your own lawyer confirm the title classification on the actual lot and what it means for you specifically.
Kuantan builds houses, in small numbers
Most of these are single-storey terrace schemes of thirteen to thirty houses. At that size the developer is local, the build is short, and the previous phase is usually a few minutes away — go and look at it.

The three high-rises are a different market
OSK Ombak is the largest development in the state on this list at 1,274 homes, freehold on a commercial title under the HDA, 450 to 1,026 sq ft, estimated Q4 2030. Sea Crestz is leasehold on a commercial title under the HDA, 456 homes at 506 to 1,012 sq ft, from RM509,747, for 2029. J-City Merdeka Residensi is leasehold, also commercial under the HDA, with 361 residential units at 743 to 1,299 sq ft, for Q4 2026.
All three are on a commercial title held under the Housing Development Act, so the purchase carries the statutory protections while assessment and often utilities follow the commercial schedule. Ask which tariff applies after handover, in writing.
Nine of the fifteen publish no completion date
Kampung Pandan Sejahtera 2, Perumahan Seberang Baluk Aman, Serelyn Avenue, Taman Aneka Jaya 85, 88 and 89, Taman Johan 2, Taman Mahkota and Taman Tas Perdana Phase 2 all state no completion date on this site.
On small landed schemes that is common — builds are short and dates move with approvals. It still belongs in the agreement rather than in conversation: ask for the delivery period and the late-delivery compensation, and ask what percentage of the scheme is physically built today. Taman Balok Pantai states 55 per cent as at its last update, which is the kind of answer to press for.
