Outside Ipoh, Perak builds houses — and builds them in very small numbers

Across this site the typical new development is a tower of several hundred homes. In Perak outside Ipoh it is a row of houses: all fourteen projects tracked here are landed, and the median scheme holds sixty-four units. The smallest is four houses. That changes what due diligence looks like.

The fourteen, by size

Nine are freehold and five leasehold. Seven hold an individual title, six a residential title. Four are already complete or delivered: Taman Impiana, Sierra Beringin's first phase, Taman Sejahtera and Taman Kamunting Pelangi.

An individual title is the thing to look for

Half of these schemes are on an individual title, which is the cleanest form of ownership available on a house: your title covers your lot, there is no management corporation and no share unit, and nothing about your monthly costs depends on a shared account.

It is worth asking about explicitly, because the alternative on a township phase is a master title with individual titles issued later. That timing affects financing and it affects resale, so the question is not whether you get a title but when.

A sixty-four-house scheme is a different risk from a six-hundred-unit tower

In a tower, you are one of hundreds of buyers of a licensed development with a statutory agreement, a stakeholder account and a delivery period. A row of houses is usually the same in law, but everything around it is smaller: a local developer, one or two phases, and a build that is finished in eighteen to twenty-four months rather than four years.

The upside is speed and simplicity. The diligence is different: look at what the same developer has already finished nearby, because in small-town Perak there is almost always a previous phase within a few kilometres that you can drive past and look at.

Supreme Infinity Land, for instance, appears three times on this list — Taman Sejahtera in Kuala Kangsar delivered in 2024, Taman Kamunting Pelangi in 2025 and Taman Simpang Permaisuri for Q4 2026. Kimyong Group and Asiabina each appear twice. That track record is checkable on the ground in a way a first-time tower developer's is not.

“Twenty-four months from the SPA” again

Taman Kerian Putra 2 and Taman Serai Merbau 3, both by Asiabina, state completion as 24 months from the signing of the sale and purchase agreement rather than as a date. Taman Gopeng Mewah states none at all.

The clock starts at your signature. On a two-year build that is easier to live with than on a four-year one, but the principle is the same: the delivery period and the late-delivery compensation are in the agreement, and nowhere else.

Two unusual ones

Taman Universiti in Tanjung Malim is six three-storey terrace houses with eleven bedrooms each. That is not a family layout — it is a student-rental product, at the southern tip of Perak where the university is. If you are buying it, the questions are about tenancy and licensing, not about bedrooms.

Taman Kerian Putra 2 at Pekan Baru, Parit Buntar, is the other end: an 80-acre master plan carrying 678 landed homes, 83 shop offices and 150 affordable high-rise units. At that size the phase you buy into decides your surroundings for years, so ask which phases are built, which are selling and which are still land.

Perak is a landed state, and the numbers say so

This is not only true outside Ipoh. Of the 37 projects tracked in Ipoh itself, 33 are landed. Add the fourteen here and 46 of Perak's 51 developments are houses rather than apartments.

A buyer arriving from Kuala Lumpur or Penang should recalibrate on that alone: in Perak the default new home is a terrace or a semi-detached on its own title, and a high-rise is the exception rather than the norm.

Before you book here

  • Ask whether the title is individual, and if it is a master title, when individual titles are expected.
  • Drive past the same developer's previous phase. In these districts it is usually minutes away.
  • Where completion is a period from the SPA, get the delivery period and the late-delivery clause from the agreement.
  • On a township phase, establish which phases are finished, which are selling and which are still land.
  • For anything built as student accommodation, ask about tenancy, licensing and management before bedrooms.

Taman Kerian Putra 2 and Taman Serai Merbau 3 state 24 months from the signing of the sale and purchase agreement, so the clock starts at your signature. Taman Gopeng Mewah states no date on this site at all.
