Buying in Ipoh: landed stock, and a leasehold question

Ipoh is the largest single market on this site, and it looks nothing like Kuala Lumpur. Thirty-three of the thirty-seven projects we track here are landed homes, and thirty of the thirty-seven sit on a leasehold title. Both facts change how you should read a price.

What is actually being built

Of the 37 Ipoh projects tracked here, 33 are landed — terraces, semi-detached houses, cluster homes and bungalows. Four are high-rise. That ratio is the opposite of what a buyer moving from the Klang Valley expects, and it is the single most useful thing to know before comparing anything on price.

Built-ups run from about 900 sq ft on a single-storey terrace to 4,411 sq ft at the top of the range, and lot dimensions are quoted as often as floor area — 20' x 70' and 36' x 88' appear on the drawings themselves. When an Ipoh listing quotes a size, check whether you are reading the land or the house.

Eighteen of the 37 are complete or due to complete by 2026. The rest run to 2028. An Ipoh buyer therefore has a real choice between a finished house they can walk through and an off-plan one, which is rarer in the city markets.

The leasehold split, and why it matters more here

Thirty of the 37 are leasehold; seven are freehold. On a landed house, a lease matters in two practical ways. A sale needs state consent, which adds months to a transaction the buyer may be trying to close quickly. And a bank looks at the remaining term against your loan tenure, not at the headline 99 years.

Ask for the remaining term in writing, not the tenure label. A Perak lease issued in the 1990s on a re-launched phase leaves a different number from one issued last year, and that number is what a valuer will use when the next buyer applies for a loan.

Who is building

Excellent Realty has the most projects on this site in Ipoh, followed by Team Keris and Associated Builders and Contractors. Exsim Group, better known in the Klang Valley, appears here too.

Most Ipoh developers on this list are local, and many are building the phase after a phase they already delivered nearby. That is the cheapest due diligence available to you: drive to the earlier phase, look at how the drains, road edges and boundary walls have aged, and ask a resident how handover went.

Where these projects sit

The location anchors that come up most often across the Ipoh listings are Hospital Raja Permaisuri Bainun, the Ipoh Old Town and Concubine Lane area, Ipoh Parade and AEON Station 18, and the Ipoh ETS railway station — which puts Kuala Lumpur about two and a half hours away by rail without touching the North–South Expressway.

Several projects quote a distance to the Simpang Pulai interchange rather than to a town centre. On a landed development that is the honest measure: the drive to the highway is the commute.

There is no urban rail network in Ipoh. If a listing implies a station within walking distance, it means the ETS intercity station, not a metro.

The price picture

Nine of the Ipoh projects here publish an indicative starting price, and the published range runs from RM305,000 to RM1,118,000. That spread is a landed spread: the low end is a single-storey terrace in an outlying scheme and the high end is a bungalow.

Do not compare an Ipoh per-square-foot figure against a Klang Valley one. You are buying land in one and air space in the other, and the maintenance model is different — an Ipoh terrace has no strata charge, while a high-rise does.

Before you book, in this market specifically

  • Ask which phase you are in and when the previous phase got its CCC. Ipoh schemes run in phases, and a phase number is not a delivery record.
  • Ask whether the quoted size is land or built-up, and get both.
  • Ask for the remaining lease term, in writing, on anything leasehold.
  • Ask what the scheme's management arrangement is. A gated landed scheme still collects a monthly charge, and it is not the same thing as strata maintenance.
  • Visit the earlier phase before you sign for the next one.
