Kwasa Damansara is a township being built from scratch on former plantation land, anchored by the MRT interchange that carries its name. Every one of the five projects tracked here is off-plan, and the earliest completes in late 2027.
What is being built
All five projects on this site in Kwasa Damansara are high-rise. Built-ups run from 550 sq ft at the smallest to 2,053 sq ft at the largest, which is an unusually wide spread for one small township — it tells you developers are aiming at two different buyers, the commuter and the family upgrading.
Completion dates run from Q4 2027 to 2030. Nothing here is finished, so there is no resale market, no occupied building to visit, and no management track record to check. What you are buying is a plan and a delivery date.
The interchange is the whole argument
Kwasa Damansara station is where the MRT Kajang line and the Putrajaya line meet, which makes it one of the few interchanges outside the city centre. That is the structural advantage of this township: the line is fixed infrastructure, and unlike a mall or a school it cannot be moved or closed by a commercial decision.
The listings also quote the DASH and NKVE highways, and 1 Utama, Sunway Giza, The Curve and Tropicana Gardens as the nearest retail — all of which sit in Damansara rather than in Kwasa itself. Read that honestly: the shops you will use for the first few years are a drive away.
Walk the actual route from the project to the station gate before you accept a stated distance. On a township still under construction, the direct path shown on a masterplan may not exist yet.
Tenure and who is building
Three of the five are leasehold and two are freehold, which is worth knowing because a buyer comparing two towers a few hundred metres apart may be comparing two different titles.
Exsim Group has two of the five — D Evia Residence and D Nuri Residence. Sunsuria, Impiana Land & Development and Park City account for the rest. Three of the five carry an indicative starting price on this site, from RM270,000 to RM1,300,000 — the gap between them is the gap between a 550 sq ft unit and a 1,691 sq ft one.
What a brand-new township asks of a buyer
- Ask what is committed and what is proposed. A masterplan shows both, and only the committed parts have a contractor.
- Ask which phase of the township your block sits in, and what is planned on the land next to it. An empty plot beside your stack today is somebody's tower tomorrow.
- Ask for the completion date in the sale and purchase agreement, not the one in the brochure, and read the liquidated damages clause.
- Check the remaining lease term on the leasehold projects.
- If you are buying to let, remember the tenant pool arrives with the buildings. Early completions rent into a quieter township than later ones.
