Butterworth builds small, and most of it is nearly finished

The six

One caveat on the first row: D'Aleena Phase 2 is filed under Butterworth but physically sits at Tasek Gelugor in North Seberang Perai, roughly nineteen kilometres away. At 1,009 houses on about 81 acres it is a township in its own right rather than a Butterworth block.

Three of them have one layout, and that is a feature

Ayana Residence is 96 homes of 900 sq ft with three bedrooms, twelve to a floor from Level 4 to Level 11. Silkspring Residence is 148 homes of 1,172 sq ft. Taman Selayang Jaya is 24 two-storey terraces of 1,900 sq ft, twenty intermediate and four corner.

A single repeated layout means there is no premium stack to be upsold into and no confusion about what you are comparing. It also means the resale market knows exactly what your unit is, which cuts both ways: easy to price, impossible to differentiate.

Two are finished and one is nearly there

Paradigm Suites in Seberang Jaya is complete: a single 16-storey block of 96 homes on 1.125 acres at eight to a floor with two lifts, 1,272 to 1,593 sq ft, from RM595,000. D'Aleena Phase 2 obtained its certificate of completion and compliance on 25 August 2026. Taman Selayang Jaya was 80 per cent built as at June 2026 and targets Q4 2026.

That is unusual and it is worth using. In an area where you can stand inside the finished product, there is very little excuse for buying off a render — go and look at what the management charge turned out to be and how the building has worn.

Everything is freehold, and the titles vary

All six are freehold. Underneath, Paradigm Suites, Marina Residence 2 and Silkspring Residence hold a residential title, Ayana Residence a residential strata title, Taman Selayang Jaya an individual title and D'Aleena Phase 2 a master title.

An individual title on a terrace house is the cleanest form of ownership available here. A master title on a township phase is not the same thing — ask when individual titles are expected to be issued, because that timing affects financing and resale.

The seafront one, and the rest

Marina Residence 2 is the second phase of the Clear Water Bay development at Teluk Air Tawar, three blocks holding 202 homes at 1,205 to 1,593 sq ft, on 11 acres across both phases, for Q4 2027 to Q1 2028. It is the only seafront proposition among the six.

The rest sit around the Raja Uda commercial belt, Bagan Ajam and Seberang Jaya. Penang Sentral, the ferry terminal, the Butterworth-Kulim Expressway and the Penang Bridge appear across the listings — which is the point of Butterworth for most buyers: it is the mainland address from which the island is a commute rather than a move.

• Visit Paradigm Suites or D'Aleena Phase 2 — both finished — before buying anything unbuilt nearby.
• On a single-layout building, the variables are the floor, the facing and the bay. Ask about all three.
• On D'Aleena, confirm where it actually is: Tasek Gelugor, not Butterworth town.
• On the master-title township, ask when individual titles are expected.
• Drive the bridge or the ferry at your real commuting hour before the price wins.
