Batu Kawan or Bukit Mertajam: the mainland's two answers

Both are on the Penang mainland, both are freehold almost without exception, and buyers priced out of the island look at both. They are not the same bet: one is a planned new town still filling in, the other an established town that already works.

What each is built around

Batu Kawan is a planned town at the mainland end of the Second Penang Bridge, and the listings quote it that way: the bridge, Universiti Sains Malaysia, the Bayan Lepas Free Industrial Zone across the water, Queensbay Mall. Its buyers are largely people whose work is on the island or in the industrial belt, buying where the land is.

Bukit Mertajam is a town that existed long before the new supply. The anchors quoted are the Penang Bridge, Juru Auto City, Aeon Bukit Mertajam and the Bukit Minyak Industrial Park — shops, schools and jobs that are already there rather than planned.

That difference shows in the completion dates. Bukit Mertajam has finished stock from 2021 you can walk through; the Batu Kawan list runs to 2030, which means more of it is still a drawing.

Who is building

Batu Kawan: Paramount Property and Aspen Vision City lead with three projects each, then Green Camour Property. These are township developers building in phases, so an early buyer is buying into a masterplan that is still being delivered.

Bukit Mertajam: WHH Land has three, Jayamas Property Group two, with Paramount Property also present. A smaller, more local field.

Which one, for whom

  • Work on the island, want space for the money, can wait: Batu Kawan. You are buying the town as it fills in, and the 2027–2030 completions are the ones still selling.
  • Want shops, schools and neighbours from day one: Bukit Mertajam. Four of the ten are complete or complete by 2026.
  • Want landed: both have it, but the spread is wider in Batu Kawan, where built-ups reach into bungalow territory.
  • Either way, drive the bridge at your real commuting hour before you decide. It is the whole argument for the mainland, and it is a different journey at 7:30am.
