Batu Kawan: sixteen projects at every stage of built, and four with no date

Batu Kawan is a planned town in the middle of being delivered, and the sixteen projects tracked here are spread right across that process. Four are finished and you can walk them this weekend. Four state no completion date at all. Six more do not give a calendar date so much as a duration — forty-two, forty-eight or fifty-four months from the day you sign.

Four you can walk today

In a town this new, finished stock is the most useful thing on the list even if you do not buy it. Go on a weekday evening and look at what is lit: how much of the retail below is actually trading, how full the car parks are, whether the roads and the landscaping outside the gate are done. That tells you more about the next phase than any masterplan render will.

“Forty-eight months from the SPA” is not a date

Six of the sixteen give a duration rather than a delivery date, or hedge the date they give: Vi Residence states four years from the sale and purchase agreement and notes it is at piling stage; Capstone Corporate Suites states 42 months from signing; Versa states Q3 or Q4 2027 and 54 months from the SPA; Seiras Residences gives 2027 to 2028 against 48 months; Wisdom Boulevard and Eco Sun Everine mark their quarters as estimates.

A duration is not worse than a date — it is how the statutory agreement actually works, because the clock starts when you sign rather than when the brochure was printed. But it means two buyers in the same tower have different handover dates, and it means a launch that has been selling for a year has already spent a year of your neighbour's clock and none of yours.

Ask for the delivery period clause and the late-delivery compensation in the agreement, and ask what stage the site is physically at. Vi Residence saying “piling stage” in its own material is more informative than most completion dates on this list.

Four give no date at all

Eco Horizon and Capstone Corporate Suites are marked TBC, Mezon Park Enclave states nothing, and Vi Residence gives only the duration above. On a township phase that is common early in a launch and it is not by itself a warning sign.

It is a question, though, and the answer is only binding in one place. Until the sale and purchase agreement is in front of you with a delivery period written into it, there is no date — there is an intention.

The widest range of any area on this site

Built-ups in Batu Kawan run from 420 sq ft at Sensasi Commercial Utropolis to 10,134 sq ft at HI World City. No other area tracked here spans anything close to that.

Eleven of the sixteen are high-rise and five are landed. The landed stock — HI World City, Wisdom Boulevard, Viluxe Courtyard Collection, Eco Sun Everine and Eco Horizon — runs from about 1,739 sq ft up, so the two halves of this list are not competing for the same buyer at all.

Who is building it, and why that matters here more than usual

Paramount Property has three listings and Aspen Vision City three, with Mezon Park Enclave under Aspen Group, Green Camour Property two and Eco World two. The rest are single projects.

In an established town the developer is mostly a question of build quality. In a town being delivered in phases it also decides your surroundings: the roads, the retail and the landscaping outside your block are that developer's later phases, on that developer's schedule. Ask which phases around your plot are already handed over, which are under construction, and which are still land.

Tenure, and the two exceptions

Thirteen of the sixteen are freehold, which is the mainland norm. The exceptions are Anggun Residences, HI World City and Capstone Corporate Suites. On those, ask for the remaining lease term in writing rather than accepting the label.

Before you book here

  • Visit one of the four finished developments first, whatever you end up buying.
  • Get the delivery period and the late-delivery compensation from the agreement, not the brochure — on six of these, the clock starts at your signature.
  • Ask what stage the site is physically at today: land, piling, structure or finishing.
  • Ask which neighbouring phases are handed over and which are still to come. In a planned town that is your view and your commute for the next several years.
  • On the three leasehold projects, ask for the remaining term in writing.
