983 homes on 2.789 acres is about 352 units per acre. That is high, which is what buys the price point — expect the common areas to be busy at peak hours.

Completion is stated as 2027. Ask to see that date on the statutory panel rather than in the brochure headline, and hold the developer to the panel version.

Bathroom counts are not tabulated per type in the developer’s own material, so they are left off this table rather than inferred from the drawings.

A note on how these are listed. The developer’s public material gives the Tower B sizes — 471, 686, 916 and 936 sq ft — and separately gives the type letters on the floor plan key sheets (A, A1, B, B1, B2, C and D), but it does not publish a table mapping one to the other. Rather than guess, the sizes are listed here as the developer states them and the type letters are left out. Ask the sales gallery which letter corresponds to the size you want. The documented differences between the B variants are about windows: Type B has a toilet without a window, B1 has windows to both toilets, B2 to one. In Tower A the C variants differ the same way — C is intermediate, C1 has extra windows including at the bathroom, C2 has extra windows but not at the bathroom. Tower A holds lifestyle suites laid out as an office, kitchenette and bathroom; the developer has not published their floor areas.

Grand Damansara sits on Jalan Anggerik off the Sprint Highway, next to the BHP station at Kayu Ara in Petaling Jaya. The site fronts the highway directly and is entered from the internal road via the BHP or from Jalan Anggerik.

The address is surrounded by the established Damansara neighbourhoods rather than sitting on the edge of them — Damansara Utama, Bandar Utama, Taman Tun Dr Ismail and Uptown are all immediate neighbours, with 1 Utama the nearest major mall and Mont Kiara a short run along the Sprint.

The piece that matters most is 500 m away: the Kayu Ara station on the LRT3 line. Walking distance to rail is not something most PJ addresses can claim, and it is the single strongest argument this location makes.
