Two things shape this project: the address is on the water, and the product is a suite rather than a conventional apartment. **The site faces the Straits of Malacca.** Tagbay sits on the reclaimed coastal strip along Jalan Persisiran Pantai, on the same stretch as Encore Melaka and a short drive from the UNESCO World Heritage core around Jonker Street and the Stadthuys. Unit orientation is sold on that view: stacks are described as facing Melaka Sea, Amber Cove, Melaka Island, the infinity pool, or the city. **Almost every unit is a one-bedroom suite.** Of the 648 units, 610 are the 495 sq ft Standard Suite. The remaining 38 are the Level 6 Pool and Garden Suites, which share the same 495 sq ft footprint but open onto a private deck, and ten 990 sq ft Executive Suites at the top of Tower B. If you are shopping for a three or four-bedroom family home, this is not that project. **The building stacks vertically by use.** Levels 1 to 3A are car park, Level 6 holds the facility deck together with the Pool and Garden Suites, and Levels 7 to 29 are residential. Tower A runs 28 storeys with 14 units per floor and three passenger lifts plus two service lifts. Tower B runs 29 storeys with 14 units per floor up to Level 27, nine units on Levels 28 and 29, and four passenger lifts plus one service lift.

Tagbay Suites sits on the coastal road on the western side of Melaka city, between the waterfront and the older neighbourhoods of Tengkera and Klebang. The city is compact, so the heritage core, the hospitals and the malls are all on the same side of town. **Heritage and leisure:** Encore Melaka on the waterfront, the Melaka River Cruise jetties, Jonker Street, the Stadthuys and Red Square, A’Famosa Fort, St Paul’s Church, the Maritime Museum, Taming Sari Tower and the Baba & Nyonya Heritage Museum. **Healthcare:** Oriental Melaka Straits Medical Centre, Putra Specialist Hospital, Mahkota Medical Centre and Hospital Melaka. Melaka’s private hospitals draw medical visitors from across the Straits, which is part of why serviced suites sell here at all. **Schools:** Melaka International School and Pay Fong High School are both on this side of the city, with Multimedia University at Bukit Beruang and Universiti Teknikal Malaysia Melaka at Durian Tunggal further inland. **Shopping and daily needs:** Dataran Pahlawan and Mahkota Parade in Bandar Hilir, Hatten Square, Aeon Bandaraya Melaka, and the shops along Jalan Tengkera and Jalan Syed Abdul Aziz. **Getting in and out:** Jalan Persisiran Pantai runs along the coast and feeds into Jalan Syed Abdul Aziz and Jalan Tengkera towards the city centre. The North-South Expressway serves Melaka through the Ayer Keroh and Simpang Ampat interchanges, Melaka Sentral handles express buses, and Melaka International Airport at Batu Berendam runs regional flights. There is no railway station in Melaka city; the nearest KTM ETS stop is at Pulau Sebang / Tampin.

Tagbay Suites is developed by **Taghill Land Sdn Bhd**, part of the Taghill group. Taghill began as a construction contractor and moved into its own developments, and the group is listed on Bursa Malaysia as Taghill Holdings Berhad. Its construction arm has delivered high-rise residential and commercial buildings for third-party developers, which is a different track record from a developer that has only ever built its own projects — useful to know, and worth asking about directly when you look at build quality and delivery record.
